Belveron Partners closes $280M fund for affordable housing

It is the sixth fund the company has closed since its inception. The fund will acquire and manage over 5,000 units of affordable and workforce housing in the next three years targeting urban and suburban areas in the Northeast, Mid-Atlantic and Southwest.Paul Odland, founder of Belveron Partners, said the fund’s investors are institutional along with family offices.Demand from institutional investors in affordable housing is growing, according to Odland.“It has less volatility in the long term than a lot of other asset classes,” said Odland.In January 2020, Belveron acquired 1,275 affordable housing units in the Bronx. The portfolio totals eight buildings that were constructed in the 1970s under the state’s Mitchell-Lama program.And in June, Belverron partnered with Camber Property Group and the New York City Department of Housing Preservation (HPD) to acquire a portfolio of 384 rent-stabilized and market-rate homes in Brooklyn.The company is still “a long-term believer in the five boroughs,” Odland said.Belveron also recently acquired 1,500 market-rate apartments in metro areas of Texas.Since its inception in 2006, Belveron has raised more than $930 million from institutional investors. Beach Replenishment Looking Good in O.C.

By TIM KELLYIf the popular saying “life’s a beach” holds true, there wasn’t a whole lot of life on the Ocean City shoreline from 45th Street through 59th Street in recent years.All that changed recently with the completion of a beach replenishment project which saw the 1.5 mile stretch from Corson’s Inlet State Park to 45th St., replenished with 555,000 cubic yards of new sand, according the the U.S. Army Corps of Engineers, which oversaw the job.“It’s beautiful,” said nearby resident Paul Jaudinski.“It’s huge! We can almost give Wildwood a run for its money,” he said, referencing the famously wide stretch of sand of that other Cape May County resort.Jaudinski continued, “It used to be people were elbow-to-elbow on this beach. It was always crowded and the beach was so narrow. There should be a lot more room for everybody when the crowds return in the summer.”Jaudinski also had praise for the Army Corps and the contractors who completed the work.“They completed it so quickly,” he noted. “Everything looks so nice and clean. There is nothing for people to complain about. This beach is beautiful.”The next phase of the project will see a similar replenishment further north on the island, from Seaview Road to 13th Street. That work is slated to begin in May, with the dredge, pipes and other equipment to be installed in the area in April.During that phase of the project 1.4 million cubic yards of new sand will be pumped in.In some areas, the work also involves repairing dunes, fixing damaged access paths and stairways, installing sand fence and planting dune grass, Army Corps officials said.Additionally “a vulnerable stretch of dune was rebuilt near 59th Street,” Mayor Jay Gillian said in his weekly message to residents and visitors.The beach is expansive in this view to the south from 51st Street.The bulk of the work in the southern part of Ocean City, the Strathmere beach in Upper Township, and in Sea Isle City, involves widening of the beaches in front of the dunes.A $32.5 million contract was awarded for the project, including all three towns. The Ocean City portion of the job also includes work in the Great Egg Harbor and Peck’s Beach, a stretch from Surf Road, southwest to 34th Street, including an elevated berm.An option built into the contract could raise the overall cost of the project to $41.3 million if surveys show even more sand is needed.Most of the completed stretch of beach was deserted on Monday. The people who were there, however, such as Jaudinski and his friend Peg Doyle, expressed amazement upon seeing the massive stretch of replenishment.“What a difference!” Doyle exclaimed. “(Seasonal visitors) will love it!”She said that in years past, beachgoers needed to stake a claim early in the day if they hoped to find a place to park their beach chairs and blankets.“They really did an outstanding job,” she added.Paul’s dog Anna happily agreed, finding the newly wide open spaces well-suited for romping and sniffing seaweed.A bit further south at 51st Street, Lois Werner, who lives near Tennessee Avenue, said she was in the neighborhood to help dog-sit her friend’s German Shepherd, Maverick. 300 people run Fr. Ted’s 5K

first_imgMore than 300 students, faculty and South Bend citizens laced up their tennis shoes and stretched their legs yesterday morning in preparation for the seventh annual Fr. Ted’s 10K. Melissa Lindley, the race director, said the TRiO Upward Bound Program put on the race. TRiO is a scholarship program at Notre Dame for low-income and first-generation college-bound youth. According to the TRiO website, participants could run a 5K or 10K, decide to do the family fun walk or “fitness” walk. All donations from the race supported TRiO’s students, Lindley said. “Fr. Ted’s 10K is more than just a run … it is an investment in our community,” Lindley said.  “I think it’s unique as well because our students are involved in the event, so the runners can see who they are there supporting. Most of us call Notre Dame and South Bend home, and this race funds scholarships for South Bend youth to go to college. These kids are the future of our community.”Sophomore Olivia Fernandes said she ran the race for the second time this year because she loves the cause. “The proceeds go to TRiO Upward Bound in South Bend … I volunteer at a local elementary school here in South Bend, and equality of education is important to me, so the cause really resonates,” Fernandes said. Lindley said University President Emeritus Fr. Theodore Hesburgh brought TRiO programs to Notre Dame in the 1960s as a part of his fight against poverty. She said he used to come speak at the event, but as years have passed he now tapes a video for the participants. She said the race was, however, still well attended and enjoyed.  Fernandes said despite bad weather, the race turned out well. “The trail consists of two three-mile laps around campus. The best part of the race is by far the supporters all along the way,” Fernandes said. “It was quite windy, but the high school students’ enthusiasm rocked. Their inspirational signs got me going, and the bagpipes player was legit. Hard not to smile at all the support.” “We were very satisfied with this year’s event … with 300 pre-registered participants and some great personal and corporate sponsorships, we will be able to fund our student scholarships, and that is the number one priority,” Lindley said. “A big thank you to Notre Dame students who consistently come out and support Fr.
